On behalf of our client, a Property Management Company, we are seeking Caretaker for a full time, permanent role in at their premises in the South Belfast area.

Hours of work are 8:30 to 16:30, with an earlier start and finish every other Monday to deal with bin collection (37.5 hours per week). The Caretaker will also need to attend the building, within a reasonable time frame, out of hours for example in an emergency. Remuneration at an appropriate level will be paid on such occasions. The normal hourly rate being £9.25.

Duties include:

  1. Cleaning. The primary responsibility for the caretaker will be to ensure the cleanliness of the common areas. The common areas include the main entrance foyer, the post room, all internal staircases and corridors, the fitness suite, i.e. all areas of the building to which the residents and visitors have access. Cleaning duties shall be carried out in accordance with a rota. Alterations to the rota must be agreed between the caretaker and the managing agent and documented. The caretaker will also be responsible for ordering cleaning consumables as necessary, always ensuring that an adequate stock is held. Orders will be placed through the managing agent by telephone or email.
  2. Fire alarm system. basic operation. The caretaker will gain the ability to replace broken break glasses, temporarily disable devices from the system pending repair of the device, and be able to reset the system. Reporting Faults. Weekly test and recording information.
  3. Generator. The caretaker will carry out weekly tests and ensure that such tests are logged. The caretaker will be responsible for ensuring that the generator’s fuel tank is kept properly topped up.
  4. Door access control system. The caretaker will develop an understanding of the door access system and the associated software and will have the ability to programme fobs and roller shutter devices into the system
  5. Roller shutters. The caretaker will understand how the roller shutters work and should have the ability to be able to turn a roller shutter off and to open it manually using the chain device attached.
  6. Call outs. The caretaker will respond to ‘call outs’ out of normal business hours as required.
  7. Reporting. The caretaker will keep in regular touch with the managing agent and report any unusual incidents or broken or faulty items he is unable to deal with.
  8. Security. Before leaving each evening the caretaker will check that all perimeter fire escape doors at ground level are properly secured and that the security room and CCTV control room is properly locked. The caretaker will not leave the caretaker’s room or the CCTV room unlocked at any time.
  9. Refuse collection. The caretaker will be responsible for rotating the bins within the bin stores for ease of use so that the nearest bin to the door does not become over filled. The caretaker will move the bins to the kerbside for collection on the appointed day and ensure that they are returned before the close of business each collection day.
  10. Bulb replacement. The caretaker will replace bulbs as required throughout the common areas, including the garden area and will adjust PIR’s to ensure correct operation. In the event that the caretaker is unable to replace a particular bulb he will report the matter to the managing agent.
  11. Meter readings; when requested by the managing agent the caretaker will take electricity and/or gas meter readings.

You will need:

  • Previous experience in a similar role.
  • Be neat and tidy in appearance.
  • Have a good level of IT skills to enable you to carry out the administrative duties.
  • Be Mechanically and electrically astute.
  • Have strong communication skills.
